The Zone
The inlet end is the row that faces Jones Inlet: the east side of Mineola Avenue from Lido Boulevard south to the last house before the shore, the Mineola parcels across the street on the ocean block, and the Lynbrook holdings that run street-to-street through to Mineola. Sixty-six parcels, 46 of them with houses, and twenty accessory or vacant tax-map lots held alongside them, close to a third of the parcels, which is why several holdings here are wider than one lot line suggests. Houses are large for their land: a median 2,292 sq ft of living area on a median 3,000 sq ft parcel. Three quarters were built before 1960, median year 1944, with seven since 2000 and one card as recent as 2024. East of the row the tax roll shows Town of Hempstead land running to the water. Jones Beach is across the inlet; the ocean beach is four minutes on foot, the boulevard three.

The row that faces Jones Inlet, drawn to the broker's own definition rather than to a line of longitude: the east side of Mineola Avenue from Lido Boulevard south to the last house before the shore; the Mineola Avenue parcels across the street on the ocean block (centroid latitude below 40.5892); and the Lynbrook Avenue holdings in county block 60 that run street-to-street through to Mineola, identified from the tax-map frontage table as block-60 Lynbrook parcels with frontage on Mineola Avenue or a lot depth of 140 feet or more.
